Jerry sounds like houses in your area are the same as mine. There are a lot of them selling for under 15000 in nice areas too. Main advice I can offer is to make sure you follow any guidelines in you city/town for being a landlord. If your by the book they will help you or work with you if a problem arises. Basically what I'm trying to say is don't be a slumlord. Also around here anything extra that you collect like last months rent security deposits and such have to be placed in a separate account. Got Manard back $330.00 for breakline and rear breaks. Still cheaper than a car payment. He will need front breaks, front shocks and tires by winter.

I have to X2 that thing looks like it's in great condition yet, you rarely see S10's around here that arn't rotted so bad you could pull the box off if you tried alittle bit
