Morning MCF! Another day at work! It should be very nice here today! Sunny and mid 70's! Looking forward to this afternoon and evening and enjoying the weather. I've got some varnishing to do on a shelf I made this weekend but other than that not much going on today.

Hope everyone has a good day, and a good vacation Tadd!

I doubt it will be accepted, but will see what they counter. It is a repo Hud home. There are so many repo'd homes around here and just so many homes for sale. Gotta make money how we can I guess. I may hear back today since it is all electronic. My sister and I are going partners on this. Plan is since we will have no mortgage on this one, get it all cleaned up and mortgage it and buy another, and just keep the system going. Always have one paid off. Anyone else into rental property with some advice for me?
First off Good Morning everyone. Have a great day. I am up a little late as I didn't get o bed until 2 am.

On the rentals, never owned one, but I have done a bunch of research as I plan to. This is what the successful ones told me. Try to take the first years rent and put it into savings to cover repairs and work you will do on it. They say to try and always have about that much saved up, when you spend on repairs replenish the savings. Also lots of landlords I talked to said to include mowing of the yard as part of the benefits. This allows you to be on the property and be around. If not schedule regular inspections and word it as you just want to talk once a month to make sure everything is still working and the tenant is happy. You don't want them damaging your house. Also screen well for your candidates and require first, last, and deposit up front as this will help to eliminate the people who just need a place to party. Good luck and I envy you as that is cheap for a rental property. The cheapest I found here was 31,000.

Morning all, Not alot going on here, havn't been on much, been training a new guy (my budy) and afterwork i have just been hangin with the fam, so unfortunatly MCF has been getting neglected....

My Budy is doing good, we both will be saving money now too! he live is the same complex as me just 2 buildings down so we are car pooling, one week he drives the next i will be.. that will save me about 80-100 a month!

Amy did not get the Job she did a working interview at... that sucks she was super stoked for it but what do you do there is alot of people going for the same job

Monte... nothing has happened... i really miss the car.... i sat in it for some time the other day.. no front end parts, no frame, nothing but i was in the driver seat behind the wheel.... it's just hard to do stuff without having the $$$ to do so,

this month is a major squeez... we had to pull jack out of daycare so we would have money to pay rent now we have to come up with Ins money for the Intrigue... our main bills are Rent,Gas(for the cars) electric which is going to be uber HIGH! as the ac was on for 2-3 weeks strait there and our phones.... i seriously considered selling the saturn but we still need 2 cars witht he amount of doc apt amy goes to and her looking for a job and ect but we will make it work! we always have...!! Now that i finially am no long in pain on a daily baises i may actually be able to get some details lined up,

sorry about my rant there, i don't mean to complian and am not looking for pitty, just updating everyone on what is going on in my life and you all are great people with great advice most of the time

Morning Everyone,

Really foggy on the way to work this morning. Kills me to see how many folks don't even turn their lights on with fog.

Finished wiring the new top case on my bike after work yesterday. Now I have brake and turn signals on the top case to augment the stock lights. As I was admiring my handiwork this morning before heading to work, I noticed that one of the two main running lights on the bike was dead. Figures... Don't know if I damaged it somehow while banging around back there or if it was already dead and I just hadn't noticed it.

Have a good Hump Day.
