With the few details we've got, it seems like a decent deal. KBB shows it about $1k lower (could use as a negotiation tool if you did decide to make an offer), but thats getting down to a mileage level that doesnt come up for sale often so theres some premium expected with that. Obviously would need a full inspection and vehicle history report to get the full picture though.
The one thing I'd keep a close eye out for during inspection is the condition of all the rubber - primarily the suspension mounts and the engine hoses. It's still 20 years old at this point, so it's still susceptible to deterioration of those parts.

Not sure about Monte pricing in the USA but in Canada KBB values or Autotrader values are very low compared to what these cars in good condition actually sell for. My car is easily an $8000 car regardless of mods (based on same mileage and body type), yet if it was ever written off from damage it’s valued at high $4000’s. I was going to get Haggerty insurance for it and they valued the car at $3500 without seeing a picture and only basing it on KBB. They won’t insure a car that’s valued less than $5000.
Honestly tho, hopefully the seller was being truthful.
Look at Trans fluid condition, LIM leaks, oil condition. The rest of it is pretty bullet proof and would make a great base car to start with if you wanted to do perf mods.
And as always if you own a car with a 4t65e make sure the steel tubes inside the trans pan are not loose and put additional magnets and use dex IV. I have a write up on here from years ago on how to do all this.
261000kms on mine and I beat on it and the trans is still very very healthy.
