i have been looking at houses online here in town. i gotta go look at a few sometime. i didnt think i would be able to afford one but they seem cheap

Man Zach, if you are in a position to buy one credit wise, now is the time. Much cheaper than rent. You can buy a house for 20-30K and get a 30 year loan and have a payment around $100 or so. Even a more expensive house can be bought cheap now while prices are down. I bought a foreclosure 3 BDR. for 11,800 and had about 16,5K in it and appraised for 38K. renting it for $600. I told the renters they should buy it from me if they liked it. 30 Years is a long time but payments are low and hopefully market will go back the other way. I do not understand why anyone would rent, granted they are in a position to buy. It is just making someone else rich.

thats how i feel too. i dont like the idea of renting. there arent any forclosure houses around here atleast that i know about. There are some for 60-90k tho and payments would be around 400-600 and i would have help cus my girlfriend would be there too.

i am sure some of the cheaper ones need some work but for that cheap it is expected. i can do some stuff to fix it up a little. the biggest thing for me is a garage and decent shingles...they are expensive if they need done

Yea, I figure different areas, different prices, a 30K house here would be 2-300k in California. Check out hud homes. here is link. I am looking for another now. Hud will let you make offers. They wanted originally 22K for the one I bought. Ended up getting it for half of that.

thanks Jerry. but that website doesnt have any in my town. i dont really want to move out of this town since i work here and that cuts down alot not having to drive everyday

20-30k around here, I wish, and if I did find one it would be in need of tons of work and most likely not in the nicest of places.....

Definitely a big difference in area from You to Me Zach. Your area is at least marked up 200% from where I am at. Funny if my house was in your area, I would live in a 175K home. HAHAHA. Here is the list from realtor.com for you.
