I agree, Friday the 13th blows.
We went to do the closing papers signing for our house; and the selling bank neglected to mention that since we changed how we were paying for the house, that their policies no longer allow them to pay closing costs (for some reason the way you pay dictates if they will pay closing costs or not with Wells Fargo).
Since we changed the way we were paying about a week and a half ago; we altered the original contract- but it was going to give them $1600 back in their pockets because closing costs would be much lower (~$2050 vs the approved $3600); and since they didn't mention their policy on closing costs when we announced the payment change- we were blindsided by it at closing. After we left with a half completed closing (it was just us and the title company- neither agent could attend)- our realtor spent a couple hours on the phone back and forth arguing with them.
Right now the bank's position is- we pay all of the ~$2050 in closing (not just closing, it includes the inspections and some other stuff that they agreed to pay before)- or we cancel the contract. Their agent said since their policy doesn't allow them to pay any closing costs with our new payment type- that he suggests we change the price we pay for the house to $1900 less (the closest round figure down) and agree to pay all closing costs in a new addendum to the contract. Not sure if the bank will agree to that or not; and we would also hate to lose the house over $2k (especially since we already paid the penalty to break lease at the apartment and only have the rest of this month left; and we already have ~$600-700 tied up between inspections and the gas turn on fee for inspection).
I guess I just don't understand - we switched to a payment method which requires less paperwork and saves them ~$1600; now they want all of their $3600. Even if they do agree to the new house price- I'm still going to be ticked because then its only a $200 difference between them just paying the freakin' closing costs as is so we could've been done with closing!! I mean are we really going to bicker about $200 (or even $2000) the day of closing?
The bad thing is, they know they've got us- we already have a nice chunk of money tied up in the inspections and initial gas bill that we would lose 100% of; and they know if we scrapped the contract that they would have more offers on the property in a week (if they don't already have a backup offer in place). Only upside is we still have another week and a half before the required close date.
Sorry for the long rant, I'm just irritated about the whole thing...
